Plans have been filed in Toronto for a 29-story condominium building at 2915–2943 Bloor Street West, marking the first tall large-scale proposal along this stretch of the Kingsway. The project replaces earlier mid-rise designs for the site, including a seven story scheme that had been approved in a 2022 Ontario Land Tribunal settlement. The current plan aligns more closely with provincial intensification policies tied to future Major Transit Station Area (MTSA) approvals.

Designed by Arcadis, the project is located near Royal York subway station, and the site is currently occupied by two story mixed-use buildings and surface parking. It is within a corridor otherwise lined with low-rise retail and surrounded by established neighbourhoods. The new design calls for a 99.35-meter building with a six story podium, introducing 423 residential units—including seven rental replacements—up from 225 previously approved. The gross floor area rises to 26,114 square meters with 1,024 square meters reserved for retail at grade. Amenity space expands to 654 square meters indoors and 647 square meters outdoors, concentrated on the second and seventh floors.

The high-rise will have four high-speed elevators, equating to roughly one per 106 units. Parking is planned for 132 vehicles across two underground levels, alongside 170 bicycle spaces. The proposal reflects both the shifting planning context and the push for higher density near transit in Toronto’s inner suburbs.
