AtkinsRéalis has been appointed cost consultant for Phase II of The Avenues – Riyadh, advancing one of Saudi Arabia’s largest mixed-use developments and underscoring the firm’s growing role in the Kingdom’s urban transformation under Vision 2030. The appointment, made by Shomoul Holding Company, marks a key milestone as the project expands its footprint along King Salman Road.
Phase II introduces five new high-rises at heights of 38, 35, 34, and 31 stories that will accommodate luxury hospitality, commercial spaces, and residential units and extend the scale and ambition of Phase I. The broader development is anchored by a three-story shopping mall offering nearly 370,000 square meters of leasable space and parking for more than 14,000 vehicles.
AtkinsRéalis will provide cost planning, procurement advisory, and value engineering services across both phases of the project. The company says its regional experience and global delivery platform will support the coordination required for a development of this scale, which involves multiple partners and stakeholders.
“The Avenues – Riyadh represents a bold step forward in redefining urban experiences in the Kingdom,” said Paul Doherty, Regional Country Director at AtkinsRéalis. “Our involvement reflects a shared commitment to excellence, innovation, and collaboration. We look forward to working closely with all stakeholders to deliver a destination that inspires and endures.”
With planning and coordination now underway, Phase II is expected to further position The Avenues – Riyadh as a major commercial and cultural landmark in the capital’s rapidly evolving landscape.
