A proposed 32-story apartment high-rise was granted conceptual approval by Milwaukee’s Historic Third Ward Architectural Review Board, which did an initial review of the US$140 million project. The board voted 6-1 to approve the building’s height, mass, and concept.

Known as 333 N. Water, the 365-foot (111-meter) high-rise “fits in the scale of other (downtown) residential buildings,” said Devon Patterson, principal at Solomon Cordwell Buenz, the project’s architect, even if it is taller than its immediate neighbors.

The 295-unit building would include street-level retail that wraps around the corner of Water Street and St. Paul Avenue. Apartment sizes would range from studios to three-bedroom units. Its eight-story, 405-space parking structure would be topped with an outdoor amenity deck for apartment residents.

A high-rise at that site has been anticipated in the Third Ward’s long-range development plan. It would be by far the tallest building in the Third Ward, compared to a 10-story Marriott Tribute Portfolio hotel planned for 125 N. Water St. and the nine-story Kimpton Journeyman Hotel, which opened in 2018 at 310 E. Chicago St.

Hines Acquisitions LLC’s proposal comes as two other downtown apartment high-rises are under construction: the 44-story, 322-unit Couture, and the 25-story, 259-unit Ascent.

Assuming the project obtains final city approvals, Hines plans to break ground in May 2022, with construction anticipated to take 22 months.
