A 49-story residential building has been proposed on the eastern side of Toronto.
Located at 383 Sherbourne Street in the Downtown East neighborhood, the project from NJS Capital would replace two existing 4-story residential buildings on the site, both of which were constructed in 1927. The buildings have heritage status but one has been recommended for demolition due to irreparable structural damage caused by a fire. A rezoning application was submitted in July 2021.
Designed by IBI Group, the proposed building would rise to 154.5 meters and would retain the heritage façades, which would form a 4-story podium. The finished building would deliver a mix of rentals and condos, for a total of 483 residences with up to three bedrooms.
Amenity spaces would be housed on the 5th, 6th, 25th, and 26th floors. Four underground levels would house 92 parking spaces and 485 bicycle parking spaces.
