A phased foundation permit has been issued to Miami-based real estate developer Related Group for a 47-story residential tower at 77 Southeast 5th Street in Brickell, Miami. According to a pending permit for vertical construction filed in December 2020, the plan for this development is a 478-foot-tall (145.7-meter-tall) tower with 720,101 square feet (66,899 square meters) of space including 506 multi-family rental units. The project is going by the name of One Brickell Tower II for the time being and is designed by Arquitectonica. John Moriarty & Associates of Florida Inc. is listed as the general contractor. The permit was approved on June 2, 2022, and Related will have until November 29, 2022 to complete foundation work.
MTCI Private Provider is reviewing the permits. The estimated costs for the construction of One Brickell Tower II is US$86,002,353.
Property records from Miami-Dade County lists 444 Brickell Partners LLC as the owner, which is an affiliate company of Related. They also own the property at 444 Brickell Avenue to the east, which spans 73,349 square feet (6,814 square meters) and is currently improved with a 13-story office tower built in 1972. Like its former neighbors, the 40-year-old building could also meet the wrecking ball in the future as Related plans to erect three towers across both sites bordering Southeast 5th Street and Brickell Avenue along the Miami River.
