The first major transit-oriented development (TOD) along the future Surrey-Langley SkyTrain extension east of King George Station has been revised by developer Bucci Developments. The new concept for Fleetwood Orion redevelopment involces increased density across three mixed-use buildings on a five-acre (two-hectare) site at 16065-16099 Fraser Highway. The site is immediately east of the future 160 Street Station, which will open in 2028 as part of the SkyTrain extension project.
The previous proposal concept in early 2020 showed three towers at 40 stories, 44 stories, and 57 stories delivering 1,320 homes and 87,000 square feet (8,082 square meters) of office, institutional, retail, and restaurant spaces. The revised proposal has downsized the towers to 42, 37, and 15 stories each with the tallest buildings each containing a five story base podium to house commercial activity. Residential units, of which there will be 1,130, will be worked on during phase three.
