Located at 30-36 Hendon Avenue, 170 meters west of Yonge Street, and steps from Finch Station in North York’s Newtonbrook neighborhood in Toronto, a 46-story rental apartment building has been proposed. The transit-oriented development would replace three single-story detached homes currently on the site.

The application proposal is for a 152.6-meter-tall building that would include 433 purpose-built rental units with a total gross floor area of 30,696 square meters, achieving a Floor Space Index of 22.9. At ground level will be a six-story podium as well as indoor amenities totaling 1,229 square meters and distributed across multiple levels. Outdoor amenity spaces totaling 689 square meters are planned for rooftop spaces, according to the design.

The project includes significant site modifications, such as conveying a 3.42-meter strip of land along Hendon Avenue to the City of Toronto for a planned 27-meter right-of-way and expropriating part of the southwest corner to support the Beecroft Road Extension. Parking facilities will feature a three-level underground garage with 40 residential spaces, seven visitor spaces, and two car elevators. Bicycle parking includes 296 long-term and 30 short-term spaces. Four residential elevators will serve the high-rise, ensuring high-speed service for its residents.

Situated just 140 meters or a 2-3 minute walk from Finch Station, the development provides easy access to Yonge Line 1, TTC surface routes, York Region Transit, and GO Transit services. The area’s connectivity will further the goals for transit and the planned Yonge North Subway Extension, set to introduce five new stations by the mid-2030s.

Other nearby developments include low- and mid-rise projects along Finch Avenue, as well as high-rise proposals and ongoing construction such as Olive Residences at 31 stories, Bella Condominiums at 43 stories, and the four-tower project at 5800 Yonge Street, ranging from 46 to 54 stories.
