A residential development with three high-rises reaching 44, 47, and 49 stories has been proposed for the Flemingdon Park neighborhood in Toronto, Canada. If approved, the project will bring 1,833 residential units to the North York neighborhood.

The 116,573 square foot (10,832 square meter) site is located west of the Don Valley Parkway, south of Eglinton Avenue East, and east of Don Mills Road. The development would require demolishing an existing seven-story residential building with 151 rental units, which will be replaced in the new development.

Designed by Arcadis, the buildings will have golden exteriors and two-story windows at ground level. The development will offer 150 studio apartments, 1,215 one bedrooms, 298 two-bedrooms, and 170 three bedrooms. Residents will have access to 39,503 square feet (3,669 square meters) of indoor amenities and 27,577 square feet (2,562 square meters) of outdoor space, in addition to the public park. Parking will be provided through 648 vehicular spaces, including 12 accessible spots and 280 spaces for electric vehicles, housed in an underground garage. Bicycle storage will include 2,027 residential spaces and 247 e-bike spaces.

 Nestled between the east and west branches of the Don River, the site is surrounded by green spaces and hiking trails, offering future residents ample outdoor recreation opportunities. The site plan includes a new 11,761 square foot (1,092 square meter) public park at the Deauville Lane and Grenoble Drive intersection, as well as 26 trees across street frontages and public areas. Tower A (44 stories) will stand alone on the northeast corner atop a five-story podium, while Towers B (47 stories) and C (49 stories) will share a six-story L-shaped podium.

The location is within 575 meters of the future Aga Khan Park and Museum station (Line 5) and 500 meters from Flemingdon Park station (Ontario Line), providing direct transit access across the city. It is also near existing TTC routes 34 Eglinton East and 100 Flemingdon Park.
