Work has begun at 410 S Wabash Avenue in Chicago where developer LMC has planned a 25-story mixed-use tower. Crews have begun removing the site’s existing surface parking lot.
Once completed, the 79-meter-tall (260-foot-tall) project will deliver 743 square meters (8,000 square feet) of ground-level retail and 344 apartments. Designed by Antunovich Associates, the building will include 220 studios, and apartments ranging from 60 one-bedrooms, 61 two-bedrooms, to three three-bedrooms.
Building amenities will include a coffee bar and dog walk on the first floor. The fourth floor will house a pool deck with grilling stations and a fire pit, a fitness center, and a club room. Meanwhile, the 25th floor will contain a co-working space, an indoor lounge, and two outdoor terraces.
Parking will provide 103 vehicle spaces and storage for 137 bikes.
A new permit for 410 S Wabash was issued late last month to reinstate the original 2019 construction permit. The downtown site was already zoned for density, with a DX-16 designation, and so did not require a zoning change. An anticipated completion date for the reportedly US$23.7 million undertaking has not yet been announced.
On the same block a 26-story building at 424 S Wabash Avenue will house both retail and a new 270-key Sonder hotel. It is expected to break ground in March 2022.
