Landcom and Sydney Metro will advance plans on the Hills showground station precinct after receiving concept approval for a 13 building envelope project ranging in heights of between three to 21 stories in Castle Hill.
Concept approved plans involve a maximum of 1,620 homes, 14,000 square meters of retail space, commercial and community use, for the site located 30 kilometers north-west of Sydney CBD, and 9.5 kilometers north of Parramatta.
The project involves 13 building envelopes ranging between three to 21 stories, or 12 meters to 68 meters.
The state significant development application was lodged by the NSW property arm Landcom on behalf of Sydney Metro, seeking concept approval for the project’s three precincts of Doran Drive Precinct, Hills Showground Precinct East and Hills Showground Precinct West.
The development proposal’s housing numbers were reduced from 1900 to 1620 in response to advice from the State Design Review Panel.
Precinct East, the largest precinct closest to Showground Road will comprise 873 dwellings.
Doran Drive precinct, located closest to the station, will span 440 dwellings.
And Precinct West, which would include new homes, commercial and retail space located next to the Station Car Park, will comprise 307 dwellings.
A minimum provision of 5 per cent affordable housing is included in the project.

Landcom says the approved concept proposal puts the planning and development framework in place for the site’s assessment and future development, which is also subject to a State Significant Development Application.
The Doran Drive Precinct will be the first to be developed with Deicorp appointed as development partner in November 2019.
Landcorp says it is yet to appoint development partners for Hills Showground Precinct East and Hills Showground Precinct West.
