Construction has begun on 100 Park Place, a 17-story office building in Houston’s Galleria area, marking one of the few new speculative office developments to move forward in the city’s current commercial real estate market.
Located at 4100 Westheimer Road near Mid Lane, the project being developed by Stonelake Capital will provide approximately 250,000 square feet (23,226 square meters) of office space above ground-floor retail and multiple levels of parking. The development is situated between Highland Village and River Oaks District, two established shopping and commercial destinations.
The building represents the next phase of Stonelake Capital’s Park Place development, adjoining the 15-story 200 Park Place office building completed in 2022. The earlier project was acquired by Hines Global Income Trust for $145 million that year and was fully leased at the time of sale. The new building will add two stories to the development’s existing high-rise profile.
Stonelake is proceeding with construction without securing the substantial preleasing commitments typically required for new office projects. Bank OZK is financing the development, while JLL is overseeing leasing. The building is scheduled for completion in the first quarter of 2028.
The project advances amid elevated office vacancy across Houston, estimated at approximately 25 percent citywide. Demand for newer, premium office properties remains comparatively strong, however, with CBRE reporting an 11.7 percent vacancy rate among the city’s highest-tier Trophy Class A+ buildings. The start of construction at 100 Park Place reflects continued investment in high-quality office space within established commercial districts, despite limited new development activity across the broader market.
