The future of Louis Sullivan’s iconic Wainwright Building is back in focus following its US$8.25 million acquisition by Arch to Park Equity, a private equity fund coordinated by Greater St. Louis, Inc. The firm has issued a global Request for Proposals (RFP), inviting architects, developers, and preservationists to reimagine the 1891 landmark as a catalytic project in downtown St. Louis. Proposals must align with local planning goals, be feasible, and offer broad neighborhood benefits.

Recognized as one of the early expressions of tall steel architecture, the 10-story, terra-cotta Wainwright Building has long been a preservation priority. After narrowly avoiding demolition in the 1960s, it served as a government office building until its recent sale. The state of Missouri plans to use sale proceeds for a new suburban government facility, citing cost and crime concerns in the downtown core.

Arch to Park, however, sees opportunity in the area’s recent growth, including a doubling of the residential population, increasing cultural activity, major redevelopment projects, and a drop in crime. Just steps from the Gateway Arch and Busch Stadium, the Wainwright Building is envisioned as a historic centerpiece with a renewed public role.

The RFP emphasizes preservation and forward-looking design, calling for submissions by July 4 at 3:00 p.m. CST.
