A 46-story mixed-use building has been proposed for 1151 Weston Road in Toronto’s Mount Dennis neighborhood. The site is adjacent to the future Mount Dennis station which will soon be the western terminus of the Eglinton Line 5 Crosstown LRT and a stop on the Union Pearson Express. Designed by SvN, the proposal states it will reach 152.99 meters, and contain 512 residential units above a four-story podium that integrates preserved elements of a 1949 Mid-Century Modern Scotiabank branch by Gordon S. Adamson, currently listed on the City’s Heritage Register.

The design repositions the heritage facades to the southwest corner, echoing the bank’s original location before a 1960s road widening. The podium would include 315 square meters of retail space, while a total of 1332 square meters of amenities are concentrated in the podium with a terrace above the heritage base. With a total gross floor area of 32,923 square meters on a 1,311 square meter site, the development achieves a density of 25.1 times coverage.

Centrally set back to mitigate shadow impacts, the project meets Toronto Green Standards Version 4, and includes a three-level underground garage with 23 parking spaces (15 for residents, 8 for visitors) with EV-ready parking, and 327 bicycle spaces. Located only 200 meters from the planned Mount Dennis station, the site benefits from multiple transit connections, including future westward LRT expansion and cycling infrastructure along Eglinton and the Humber River Trail.

Once a low-rise neighborhood, it is rapidly densifying and nearby proposals include 15 Hollis (48 stories), 8 Locust (37-stories), Denarda Towers (39- and 43-stories), and several others ranging from 20 to 48 stories.
