A vacant plot at 20 South Cove Avenue in Jersey City’s Downtown is set to become a 30-story mixed-use complex featuring affordable housing, as approved by the Planning Board on October 22. The site, also known as 155 Marin Boulevard, is located near the Marin Boulevard station of the Hudson Bergen Light Rail, between the two towers of the Vantage complex.

Originally intended for a Marriott hotel, the project faced setbacks when plans fell through, leading to a 2021 lawsuit by the Jersey City Redevelopment Agency (JCRA) to regain control of the land. Now owned by Liberty Harbor North Partners LLC, the property was rezoned earlier this year to allow residential development. The new building, designed by MHS Architecture, will peak at just over 320 feet (98 meters) and feature a glass-heavy, curved design.

The complex will house 300 residential units, including 85 studios, 126 one-bedrooms, 76 two-bedrooms, and 11 three-bedroom apartments, with 15% designated as affordable housing—specifically 27 two-bedroom units. Parking provisions include 200 off-site spaces at the neighboring Vantage development but no on-site parking, plus accommodations for 150 bicycles and a 1,000-square-foot (93-square-meter) retail space on the ground floor.

Amenities span 12,200 square feet (1,133 square meters) across the second and third floors, including an indoor basketball court, and the 30th floor will feature 4,300 square feet (399 square meters) of indoor space and a 4,200-square-foot (390-square-meter) outdoor terrace with a pool and waterfront views. While the project has received approval, a construction timeline has not yet been announced.
