A site plan approval application has been submitted to the City of Toronto for a 44-story, 530-unit purpose-built rental tower at 4–10 Beamish Drive. Designed by WZMH Architects, the project would rise within walking distance of Kipling station and form part of the broader Six Points redevelopment, which includes the new Etobicoke Civic Centre.

The site, currently occupied by detached houses converted to commercial use, sits in a rapidly transforming mixed-use area within the Kipling Major Transit Station Area. Its redevelopment history dates back to 2019, when an earlier proposal envisioned a 35-story high-rise. A 2023 City Council settlement and 2025 Ontario Land Tribunal approval set the framework for today’s 45-story plan, following the $37.3 million acquisition of the site by Fengate.

The proposal envisions a 145.1 meter building with a gross floor area of 31,632 square meters and a 240 square meter retail frontage. Indoor and outdoor amenities each total 1,060 square meters, complemented by a 209 square meters of Privately-Owned Publicly-Accessible Space (POPS). Two underground levels would provide 77 parking spaces and 212 bicycle stalls. With proximity to subway, GO, and MiWay services, as well as the planned Dundas BRT, the development is positioned as a highly transit-oriented rental community.
