In Toronto’s Annex neighborhood, a new development has been proposed at 41-45 Spadina where an early 20th century 4-story apartment building currently resides.  The project involves constructing a “floating” residential building atop the existing structure to reach a total of 57 meters. The new building would minimally alter the heritage building, maintaining a distinct separation based on the images provided in the planning submittal, and would add 70 new units vertically to the current 24 units that the historic building affords.

The total Gross Floor Area would become 9,315 square meters, with 5,135 square meters from the new addition, and an FSI of 5.48. Promoting sustainable transportation the design includes 78 bicycle spaces and is conveniently located 150 meters from Spadina station, enhancing access to multiple TTC lines. It further integrates with ongoing developments in the area, supporting neighborhood connectivity.
