Approval has been given by the Brisbane City Council for the Tides of Teneriffe project after design revisions.  Located in Brisbane’s inner-city suburb it now features five staggered buildings reaching up to 18 stories, instead of the initially proposed three high-rises with a sky bridge. Located at 17-27 Skyring Terrace, Teneriffe, the project includes 213 apartments, 163 hotel rooms, and 520 parking spaces, with interiors by Carr and landscaping by Urbis.

The site, previously the Riverside Sands, was acquired by Kokoda Property in May 2023 for over $100 million AUS. The development will be constructed in five stages, starting with the smallest building near Commercial Road. Four of the buildings will be residential, while the tallest will have a hotel. The project will also features three laneways, retail, dining, commercial spaces, a community hub, and a new riverwalk section with double-story restaurants.

Kokoda Property managing director Mark Stevens highlighted the project’s aims to revitalize the riverfront with 53 percent of the site dedicated to public green spaces and a 220 meter riverwalk extension. Inspiration is drawn from Teneriffe’s industrial heritage, blending buildings with abundant greenery.
