Douglass Port Apartments, a 15-story residential building at 251 Douglass Street in Gowanus, has reached completion, introducing a new vertical housing development to one of Brooklyn’s most rapidly evolving neighborhoods. The project delivers 260 residential units and reflects ongoing efforts to increase density and housing diversity in former industrial areas undergoing redevelopment.

Designed by Fogarty Finger and developed by Charney Companies in partnership with Tavros Capital, the building incorporates a mixed-income housing model. A total of 65 apartments are designated as affordable through NYC Housing Connect, available to households earning between 40 and 100 percent of area median income (AMI), with qualifying incomes ranging from approximately $34,800 to $175,000.

The project contributes to Gowanus’ transition toward higher-density residential use following recent zoning changes, reinforcing the role of mid-rise buildings in delivering housing at scale while remaining compatible with the neighborhood’s emerging urban fabric.

Douglass Port Apartments offers a comprehensive amenity package designed to support contemporary urban living. Shared spaces include a fitness center, yoga and dance studio, coworking areas, a children’s playroom, rooftop sundeck with outdoor barbecue facilities, a basketball court, and secure bike storage. Additional features include tenant storage, package lockers, a virtual doorman system, common-area Wi-Fi, and on-site parking equipped with electric vehicle charging stations.

Residential units are outfitted with in-unit washers and dryers, air conditioning, intercom systems, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

As Gowanus continues its transformation into a mixed-use, transit-accessible district, Douglass Port Apartments illustrates how mid-rise residential development can integrate affordability, amenity-rich living, and sustainable mobility infrastructure—advancing a more inclusive model of vertical urbanism within New York City.
