Ground has officially broken in Houston, at 2811 Kirby Drive in the city’s Upper Kirby district, launching a major mixed-use project. Planned as a 953,000-square-foot (88,537-square-meter) vertical mixed-use community, the development will introduce two buildings rising from a shared podium, reinforcing continued densification in one of Houston’s most established urban neighborhoods.
The project includes a 10-story Class AA office building, known as 2811 Kirby, delivering approximately 107,000 square feet (9,940 square meters) of office space, alongside a 38-story Lily River Oaks residential building, which will bring 331 luxury apartments, including 18 penthouses, to the district.
At street level, the development will feature approximately 15,000 square feet (1,393 square meters) of restaurant space, designed to activate the public realm and strengthen Upper Kirby’s dining and retail environment. A key amenity feature is the shared seventh-floor garden deck, spanning between both buildings and integrating wellness and hospitality uses, including a spa, fitness center, and guest suites. The residential high-rise will also feature rooftop indoor and outdoor amenities on the 38th floor, including a pool deck with skyline views.
Designed by Solomon Cordwell Buenz, with DeSimone Consulting Engineering serving as structural engineer, the development reflects a design-forward approach to placemaking in Houston’s evolving high-rise residential market. Completion is expected in 2028.
The project highlights the continued growth of vertical mixed-use development in traditionally low-rise Sun Belt cities.
