Plans have been revealed for Lilli, a 53-story waterfront residential tower proposed for Miami’s rapidly evolving Edgewater district. Developed by OKO Group and designed by Adrian Smith + Gordon Gill Architecture, the project would rise 636 feet along Biscayne Bay at 717 NE 27th Street.
The development is planned to deliver 117 condominium residences on one of the final major undeveloped waterfront parcels in Edgewater, replacing an existing six-story residential building completed in 2004. Units will range from one-bedroom layouts to large penthouses approaching 7,000 square feet, with interiors emphasizing high-end finishes, floor-to-ceiling glazing, and expansive terraces overlooking Biscayne Bay, Miami Beach, and the Downtown Miami skyline.
Renderings depict a slender tower with a curvilinear form and rounded balcony edges that soften the building’s profile while maximizing waterfront views and outdoor space. The design continues a residential language established in previous collaborations between OKO Group and Adrian Smith + Gordon Gill Architecture, including waterfront developments in nearby Brickell.
Amenities are organized around wellness and lifestyle programming, with features including a rooftop saltwater pool, movement studio, treatment spaces, cold plunge pools, infrared saunas, landscaped gardens, and direct access to the Baywalk waterfront corridor.
Edgewater continues its transformation from a low-rise neighborhood into a vertical urban corridor, and projects such as Lilli reflects the continued evolution of Miami’s waterfront districts toward high-density residential development centered on lifestyle, wellness, and public realm integration.
