Construction is advancing on a major mixed-use development at 6208 Eighth Avenue in Brooklyn’s Sunset Park neighborhood, where a 28-story residential high-rise is beginning to emerge above an expansive retail podium.
Designed by Raymond Chan Architect and developed through a partnership between Watermark Capital and Rubin Equities, the project is planned to deliver 497 residential units alongside approximately 100,000 square feet (9,290 square meters) of retail space. A portion of the apartments will be designated as affordable housing.
Recent construction activity as reported by New York Yimby shows crews completing the multi-story podium structure while work progresses upward on the reinforced concrete tower. The development occupies a large parcel between 61st and 64th Streets, directly adjacent to transit infrastructure along Eighth Avenue, reinforcing the site’s role within one of Brooklyn’s most active commercial corridors.
The podium is expected to contain much of the project’s retail program, while residential amenities will include coworking spaces, fitness facilities, bike storage, communal outdoor areas, and other shared spaces increasingly common in contemporary high-density housing developments. The developers secured a US$210 million construction loan for the project in early 2025, reflecting continued investment interest in mixed-use residential density across outer-borough neighborhoods in New York City.
As growth pressures continue to reshape neighborhoods beyond Manhattan’s core, developments such as 6208 Eighth Avenue illustrate how density is increasingly being integrated into long-established local commercial districts.
