Houston-based developer Hanover Company has returned to the Los Angeles high-rise market, beginning site preparation for a 19-story residential tower in Westchester’s Playa del Ray District.

 

The project, located at 6055 Center Drive adjacent to the I-405 Freeway, will deliver 386 apartments above a four-level parking podium and three levels of underground parking. Plans also include 17 workforce housing units. The building features a contemporary glass-and-steel design and will occupy a site that has remained vacant for years. It has been over a decade since the developer has worked on high-rise development in the Los Angeles region. While the company has completed several podium-style multifamily developments across Southern California in recent years, its most recent activity in the city largely concluded roughly three years ago.

 

The site itself changed hands in 2025 after being marketed as an entitled development opportunity, with property records indicating a sale price of approximately US$10.9 million. Hanover has a longer history with vertical residential development in Los Angeles and nearly two decades ago, the company completed a 26-story apartment building at the intersection of Olympic Boulevard and Figueroa Street in Downtown Los Angeles, contributing to an early wave of high-rise residential construction in the city’s urban core.

 

The new project is located near major office, technology, and aviation employment centers and reflects continued residential investment in transit- and employment-oriented areas on Los Angeles’ Westside. It is positioned within a part of the city that has experienced significant growth as demand for rental housing remains strong.
