Construction is set to begin on Roma Tower, a 170-meter residential skyscraper in central Warsaw, following the signing of a PLN 840 million (US$230 million) construction contract with a consortium of STRABAG and TKT Engineering on 2 October 2026. Czech investment group AKIPIA has also joined the project, alongside existing investors BBI Development, Liebrecht & wooD, and Fundacja Pro Bonum.

Located at the intersection of Emilii Plater and Nowogrodzka streets, the 48-story building will contain 357 luxury apartments above six underground levels. Designed by Juvenes-Projekt under the direction of Jacek Ĺšwiderski, the project will introduce additional residential density to Warsaw’s central business district. Italian design firm Pininfarina is responsible for the interiors of the shared spaces and apartment finishing options.

Resident amenities will include a 25-meter swimming pool, wellness facilities, a private cinema, and recreational areas. The residential project will receive a three-star Fitwel certification and is pursuing BREEAM certification.

The construction contract provides a 50-month delivery period, with work scheduled to begin in autumn 2026. The official project presentation and launch of apartment sales are planned for 2027. Roma Tower adds to Warsaw’s continuing high-rise development, introducing a residential component within an urban core characterized by a growing concentration of commercial and mixed-use skyscrapers.
