A curved residential high-rise is being considered for downtown Nashville. Proposed for the SoBro roundabout, 800 Lea would reach 45 stories at 186 meters (610 feet). The project is awaiting a vote from the Metro Development and Housing Agency (MDHA) Design Review Committee (DRC) for approval of the ground-level form and function. The site sits within MDHA’s Arts Center redevelopment district and, as such, DRC approval is needed. The project concept plan was approved in April.

Developer Giarratana is planning to deliver 125 residential units on the .17-hectare (0.42-acre) property, with a typical residential level holding three units measuring 201 square meters (2,168 square feet), 261 square meters (2,804 square feet), and 312 square meters (3,354 square feet), served by dedicated passenger elevators.

Designed by Goettsch Partners, the building will be clad in glass and metal. Several options for artwork installations on the gallery fronting the roundabout are being considered.

800 Lea could require 18 months to design and permit and another three years to construct, completing construction in 2026.
