NABNI Developments has launched sales for the Waldorf Astoria Residences Dubai Business Bay, the hospitality brand’s first standalone residential tower outside the U.S. The 65-story, 350-meter-tall development is designed by architect Carlos Ott with interiors by Hirsch Bedner Associates, and draws on Waldorf Astoria’s 130-year legacy, merging Art Nouveau and Art Deco influences with Dubai’s contemporary flair.

The high-rise will feature 146 ultra-luxury residences across three collections: the Signature Collection (one- to three-bedroom units), the Sky Collection (four-bedroom units, sky villas, and mansions), and a four-floor Sky Palace penthouse offering 360-degree city views. Each residence includes high-end finishes, private lift access, and panoramic views of the Burj Khalifa.

Amenities include a ‘Golf in the Sky’ simulator at 270 meters, adult and family pools with cabanas, a Waldorf Astoria spa, wellness facilities, and bespoke services such as in-home spa treatments, private chefs, and personal drivers. NABNI has also opened a 1,000-square-meter Sales Experience Centre in Business Bay featuring a 3D walkthrough and scale model for propsepective buyers.

Construction is set to begin in June 2025, and is slated for completion by the end of 2029.
