A new high-rise proposal has been placed on public exhibition in Sydney’s north-west, as Urban Property Group advances plans for a 40-story mixed-use tower in the Castle Hill strategic center.
Filed through its project entity UPG Castle Corner Pty Ltd, the scheme targets a site at 16–20 Old Castle Hill Road within Castle Hill, and would deliver 371 apartments, including 42 affordable units secured for at least 15 years. Ground-floor retail and six levels of basement parking are also proposed. Designed by Studio SC, the development would become the tallest building in Castle Hill. The proposal also seeks a rezoning to significantly increase allowable density, with a floor space ratio of 12.31:1.
The project has been designated state significant under the Housing Delivery Authority pathway, enabling direct assessment by the New South Wales government to accelerate housing delivery. Its location near the Castle Hill Metro Station aligns with broader transit-oriented development strategies aimed at increasing residential density along Sydney’s north-west growth corridor.
The proposal forms part of Urban Property Group’s expanding pipeline across New South Wales, reflecting continued momentum toward higher-density, mixed-use development in key suburban centers.
