San Francisco’s Board of Supervisors has approved plans for a 41-story mixed-use high-rise and new fire station at 447 Battery Street and 530 Sansome Street in the Financial District. Developed through a public-private partnership between the city and developer Related California, the project will combine office space, hotel accommodations, retail, and a replacement for Fire Station No. 13 on the existing site.

Designed by Skidmore, Owings & Merrill (SOM), the 574-foot-tall (174.8-meter) building will deliver roughly 649,500 square feet (60,340 square meters) of space, including 412,000 square feet (38,276 square meters) of offices, 230,100 square feet (21,377 square meters) of hotel space, and 7,400 square feet (687 square meters) of retail and restaurant areas. The 200-room hotel will occupy the lower floors, with amenities such as meeting rooms, a ballroom, and a restaurant overlooking Washington Street. Offices will span floors 16 through 41, with shared amenities on the 16th and 17th floors. Parking will be provided for 74 cars and 104 bicycles.

The new Fire Station No. 13 will stand 55 feet (15.7 meters) tall, housing three fire engines and a truck behind four bay doors facing Battery Street, along with dormitories and dining facilities for staff. The project encompasses three parcels, including the current fire station and adjacent vacant commercial buildings. Related California anticipates beginning construction as early as next year, confident in the continued demand for high-end office and hospitality space in downtown San Francisco.
