Rising 724 feet over downtown Miami, 830 Brickell is a next-generation Class A+ office tower designed to anchor the city’s growing financial district. The 55-story skyscraper designed by Adrian Smith + Gordon Gill Architecture was completed in 2024, opening in October of that year. The project includes ground-level retail, rooftop hospitality spaces, and a reflective, radiant glass curtain wall, with an eight-story podium featuring a kinetic façade clad with aluminum panels that sway gently in the breeze and shimmer in the light. It is currently the 5th tallest building in the city. 

DeSimone provided structural engineering and building maintenance consulting for the project. The building’s structural system features cast-in-place columns and post-tensioned flat plate slabs, with concrete shear walls and outrigger trusses—strategically placed at the mid-height and roof levels—for lateral resistance. The design incorporates high-strength concrete ranging from 10,000 to 14,000 PSI to maximize vertical performance and minimize member size.

Several engineering challenges shaped DeSimone’s approach, including an eccentric core, irregular floor plates with significant cantilevers, and multiple transfer levels. The team developed a gravity system with walking columns, composite outrigger trusses, and a steel space truss at the crown—each tailored to preserve the project’s ambitious architectural vision. 830 Brickell’s structural and envelope systems are designed to meet rigorous storm and flood criteria, supporting resilience in a High Velocity Hurricane Zone while delivering a flexible and energy-efficient workspace for corporate tenants.

Building amenities include a 30th floor Sky Lobby with a café, lounge and retail, tenant conference rooms, and a state-of-the-art fitness & wellness center with panoramic city and Bay views, locker rooms and showers. Developer OKO Group and hospitality powerhouse Tao Group will be opening an exclusive rooftop club and Mediterranean restaurant, bringing a fresh, upscale social and dining experience to 830 Brickell. 

The project was fully leased during construction, and attracted such leading tenants such as Microsoft, Citadel, Kirkland & Ellis, Marsh Insurance, Sidley Austin, CI Financial, Thoma Bravo, Rothschild & Co, and Banco Santander, and continues to be successful among new.
