The Tower Hamlets’ Strategic Development Committee has approved plans to replace an existing 15-story office building at 77 Marsh Wall, Isle of Dogs, with a 54-story mixed-tenancy residential high-rise. Designed by Patel Taylor, the scheme will deliver 238 co-living units, 316 self-contained apartments, and 266 serviced aparthotel rooms. 

 

The approval reflects a broader pattern in London’s Docklands, where aging, low-rise office stock built during the area’s 1980s and 1990s expansion is increasingly being redeveloped for residential and co-living use as office demand concentrates in newer, more efficient towers closer to Canary Wharf’s core. Co-living, in particular, has become a recurring typology in Tower Hamlets planning decisions as the borough works to add housing supply at density near Jubilee line and DLR stations. 

 

No construction start date has been announced. The decision by the committee arrived the same week as the City of London’s approval of 55 Bishopsgate, giving London two significant tall-building approvals within days of each other.
