Construction is advancing at One Thirty Eight, a luxury residential development in Toronto’s Yorkville district, work moving above grade and now concentrated on forming the multi-level podium that will anchor the project at the northeast corner of Avenue Road and Yorkville Avenue.

Designed by BBB Architects for Cityzen Group, in partnership with Greybrook Realty Partners and First Capital, the 31-story development emerged at grade in late 2025 following earlier site works. Since then, construction has progressed with the installation of the tower crane and the steady rise of concrete columns, shear walls, and slab formwork.

As reported by Urban Toronto, recent site activity shows the second- and third-floor slabs taking shape, supported by extensive scaffolding and formwork systems. Early projections in the slab edges begin to suggest the building’s sculpted massing, with tiered floorplates and curved corners that will define the tower above. The seven-story podium is also being established, with setbacks that will introduce terraces and frame a privately owned publicly accessible space (POPS) along Yorkville Avenue.

A defining feature of the scheme is its orientation, which diverges from Toronto’s street grid to create a wedge-shaped forecourt and enhance pedestrian experience at grade. A separate retail pavilion at the southwest corner will anchor the streetscape with a distinct “jewel box” expression.

Once complete, One Thirty Eight will rise to approximately 144 meters and contain 70 condominium units, contributing a highly tailored residential offering within one of Toronto’s more established high-density neighborhoods.
