A new 54-story high-rise proposal, the Diamond Tower, is set to reshape the skyline of Kampala, and is a contender to become the tallest building in Uganda.

Planned for the Kololo neighborhood at the junction of Lugogo Bypass and Nviri Lane, the mixed-use skyscraper is designed to rise 220 meters, introducing a prominent new landmark within the city’s evolving urban core. Project submissions have already been filed with the National Environmental Management Authority and the Kampala Capital City Authority, with construction targeted to begin later in 2026.

The form is defined by an abstract diamond-shaped floor plate, responding directly to the geometry of the site while creating a distinctive architectural identity. Programmatically, the building will integrate 300 serviced apartments, 203 hotel rooms, eight penthouses, conference facilities, and a dedicated wellness level with a gym and swimming pool, supported by two basement parking levels. The façade will incorporate high-performance multilayer glazing designed to block up to 99 percent of UV radiation, supporting thermal comfort and improved energy performance in the equatorial climate.

The project is particularly notable as a response to Kampala’s rapid urbanization and land constraints. According to the development team, the high-rise is intended to model a vertical residential typology that addresses increasing density pressures and offers an alternative to outward expansion and informal settlement growth.

If realized, Diamond Tower would represent a significant milestone in East Africa’s vertical urban growth, signaling Kampala’s continued transition toward a denser and more mixed-use skyline.
