A major mixed-use redevelopment is moving forward beside The Hague Central Station, as RED Company, in partnership with Patrizia, Staedion, and Bellevue CS The Hague, advances plans for a Bellevue site.

Designed by MVSA Architects and Powerhouse Company, the proposal will replace a collection of 1970s and 1980s office buildings with a double residential high-rise development rising from a mixed-use podium. A historic nineteenth-century building on the site will be retained and integrated into the new urban base.

The scheme is expected to deliver more than 1,000 homes, spanning social, mid-market, and market-rate housing, along with retail space at ground level and offices within the podium. The project is positioned as a key urban link between the station district and the historic city center.

A defining feature of the design is the use of two skybridges connecting the buildings at different heights. These bridges are planned to house shared resident amenities and communal spaces, reinforcing a more connected vertical living environment. Another design feature will be integrated crowns, in line with The Hague’s high-rise design guidelines, with three crown design variants currently under review following consultation with local residents.

At street level, the podium will introduce green facades and terraces, with the buildings set back to improve pedestrian experience and wind conditions. The design aims to mediate between the larger scale of the station area and the finer grain of the historic urban fabric.

The project is now being refined toward an environmental permit submission next summer, with heights still under discussion with the municipality.

If approved, the Bellevue Redevelopment is poised to become a significant new residential gateway to central The Hague.
