Nittetsu Kowa Real Estate is starting construction on a 12-story hybrid timber hotel in the Ginza neighborhood of Tokyo, which the company describes as its first high-rise hybrid timber building. The project, provisionally called the Kobiki Building Hotel Project, will occupy land the company has long owned, and is about a four-minute walk from Higashi-Ginza Station.

The project will become the first upper-grade hotel under its “&Here” brand with an opening planned for October 2029. The building combines steel, reinforced concrete, and timber, using wooden columns and beams, cross-laminated timber seismic walls, and timber braces, along with timber-steel hybrid columns and rebar-integrated lumber formwork. Wood will also be visible in guest rooms and common areas and they are pursuing LEED Gold and SITES Gold certifications.

Selected for the “pioneering” category of Japan’s Ministry of Land, Infrastructure, Transport, and Tourism program supporting excellent timber buildings in fiscal 2026, the project is part of the region’s efforts to spread advanced timber construction techniques and support the wider use of timber in mid- to large-scale buildings in service of decarbonization and forest cycles.
