Avida Land has launched The Heights Katipunan, marking its first standalone residential development in Metro Manila in four years. Located in Quezon City near major universities and schools, the 33-storey tower represents a P3.1 billion investment and is scheduled for completion in September 2030.

As the mid-market residential arm of Ayala Land, Avida has adopted a more selective pipeline strategy amid ongoing oversupply in Metro Manila’s mid-market condominium segment. By concentrating on locations with stable, end-user demand—particularly established education hubs—the developer aims to maintain tighter supply and support long-term value. The Heights Katipunan follows Patio Madrigal in Pasay City, launched in early 2022, as its latest standalone offering.

The project will deliver 758 residential units on an 1,833-square-meter site, with layouts ranging from studio to two-bedroom configurations sized between 21 and 68 square meters. Amenities include a swimming pool, gym, study hall, meeting rooms, and a multi-purpose hall, reflecting its positioning toward students, young professionals, and investors. With starting prices at P6.7 million, The Heights Katipunan underscores Avida’s continued focus on accessible, climate-responsive housing in strategically resilient urban locations.
