The New York City Council has approved plans to redevelop 395 Flatbush Avenue Extension in Brooklyn, replacing an existing seven-story office building with a 72-story mixed-use high-rise, elevating the skyline in the neighborhood borough.

Developed by Rabina and Park Tower Group, and designed by TenBerke Architects, the 840-foot (256-meter) project will deliver 1,263 residential units, including 325 affordable apartments under the city’s Mandatory Inclusionary Housing program. The development will also include retail, office, and community space, bringing total floor area to approximately 1.23 million square feet (114,270 square meters) of residential and 210,000 square feet (19,510 square meters) of non-residential uses.

The proposal incorporates significant public realm improvements, including a privately maintained public plaza, upgraded streetscapes, widened sidewalks, and enhanced access to the nearby DeKalb Avenue subway station. Additional commitments include investment in Fort Greene Park, as well as workforce and equity measures tied to city development programs.

Enabled by recent zoning changes that increase allowable density, the project reflects a broader shift toward high-density, transit-oriented housing in Downtown Brooklyn, while introducing an all-electric design and expanded community infrastructure.
