One Tampa, a 42-story luxury residential high-rise in downtown Tampa, has topped out, marking a construction milestone for a project that will add 225 condominiums to the city’s growing residential core.

At the topping-out ceremony, the developer, Kolter Urban, recognized approximately 400 construction workers, noting that crews have worked through challenging conditions, including two hurricanes, during the past two years.

The project arrives amid substantial residential growth in downtown Tampa. According to the Tampa Downtown Partnership, the area contained approximately 3,400 residential units 16 years ago, compared with more than 11,000 today. Mayor Jane Castor described the development as part of a broader transformation of the city, while emphasizing the need for housing across a range of price points.

The building is currently about 70 percent sold, with residences starting at approximately US$1 million and penthouses priced above US$4 million. Construction is expected to continue for approximately another year, with the first residents scheduled to move into the building in fall 2027.
