The Bridge, a new 174-meter office building in Warsaw, has been completed by UNS for developer Ghelamco, in collaboration with local partner Projekt Polsko-Belgijska Pracownia Architektury. The project is defined by its direct physical and spatial connection to the historic Bellona building, a protected former printing house, creating a rare dialogue between contemporary high-rise construction and architectural heritage.
Delivering approximately 47,000 square meters of office space, the project integrates modern workplace infrastructure with strong sustainability credentials. The building includes 280 parking spaces, extensive bicycle facilities, electric vehicle charging stations, and a private tenant terrace on the 40th floor offering panoramic views across the city. At its core, a shared double-height glass lobby links the new tower with the Bellona building, preserving original elements such as the historic colonnade and staircase while introducing a panoramic elevator and internal atrium. This central space functions as both a connective spine and a symbolic threshold between old and new.
Sustainability and digital performance were central to the design approach. The Bridge is the first commercial building in Central and Eastern Europe to receive both SmartScore and WiredScore certifications, and it is also targeting BREEAM, WELL, Green Building Standard, and Building Without Barriers certifications. By merging adaptive reuse with advanced office design, the project establishes a new benchmark for future-ready, sustainable development in Warsaw’s evolving commercial landscape.
