Plans for a 30-level residential building on a tightly constrained corner site in Surfers Paradise, aiming to maximize density and yield within one of the Gold Coast’s most transit-connected beachfront precincts has been submitted. The proposed AUD$180 million development, known as Surfer, would rise on an amalgamated 1,231-square-meter site at Vista Street and Surfers Paradise Boulevard, positioned between Northcliffe Beach and the Nerang River and within walking distance of both the light rail and the Gold Coast Highway.

The development application submitted to the City of Gold Coast outlines a 100-unit building comprising 25 permanent apartments and 75 short-term accommodation units, all configured as two-bedroom residences. According to the application, this mix responds to an underrepresented typology in Surfers Paradise, where demand for well-located, mid-sized apartments continues to grow. The site falls within the Gold Coast Light Rail Urban Renewal Area overlay, which encourages higher-density development near stations, reinforcing the project’s transit-oriented rationale.

Designed by Studio Snell Architects, the building places residential levels above ground-floor food, beverage, and retail uses, with shared amenities concentrated on level four. These include a gym, pool, sauna, barbecue facilities, and communal lounge and dining areas. The scheme minimizes disruption to nearby light rail infrastructure, provides 45 car parking spaces, and retains existing Norfolk pine trees on the site. Two low-density dwellings would be removed to accommodate the project.

Construction is expected to begin in July 2026 and take approximately two years, delivered by Bastion’s in-house construction team.
