Austin-based firm Urbanspace Real Estate + Interiors has proposed a 55-story high-rise with 345 market-rate residences. The Modern Austin Residences would be located at 610 Davis, in the Rainey neighborhood.
Apartment floor plans will include one to four bedrooms with floor plans from 56 square meters (600 square feet) to 465 square meters (5,000 square feet). Prices will range from US$400,000 to US$5million.
Amenity space will span across four levels covering a total of 2,601 square meters (28,000 square feet). Amenities will include indoor and outdoor lounges, private dining areas with catering kitchens, an Olympic-size swimming pool, a fitness center, a board room and business center, a guest suite, and bike and paddleboard storage, among others.
An existing bar will take up the new building’s basement hospitality space.
The Rainey District is well connected with nature, and Urbanspace has worked with Austin’s Great Streets Program to enhance the pedestrian experience around their site as part of their development FAR allowance. In addition, there will be 20 onsite affordable housing units within the facility plus over US$1million contributed to an affordable housing foundation.
Sales for The Modern will commence in the first quarter of 2022, with groundbreaking scheduled for late March 2022.
