Emergency stabilization work is underway at 235 East 42nd Street in Midtown Manhattan after two structural columns buckled during construction on Tuesday, 7 July, on one of New York City’s largest office-to-residential conversion projects.

 

Construction workers identified cracks in the building on 7 July before evacuating the site. City officials later confirmed that load-bearing columns on the 21st floor had buckled, causing floors between the 21st and 26th levels to sag. No injuries were reported, but nearby buildings—including a hotel, school, diplomatic offices, and surrounding businesses—were evacuated as a precaution while emergency crews established a safety perimeter.

 

Located near Grand Central Station, the 37-story building, formerly Pfizer’s global headquarters, is being redeveloped into approximately 1,600 apartments, making it one of the largest adaptive reuse projects in the United States. The conversion includes the addition of new upper floors, significantly increasing the building’s structural demands. New York City Department of Buildings Commissioner Ahmed Tigani said after the incident, engineers have installed temporary shoring, hydraulic jacks, and new steel supports to stabilize the affected floors. Following continuous monitoring, officials reported that the structure had reached a stable condition, allowing some street closures and evacuation orders to be lifted while emergency work continues.

 

City officials have launched a formal investigation into the cause of the structural failure. New York City Mayor Zohran Mamdani emphasized that the incident does not undermine the broader strategy of converting obsolete office buildings into housing, but instead highlights the importance of rigorous engineering, construction oversight, and safety controls for complex adaptive reuse projects.

 

The incident has drawn attention across the building industry because it occurred during a high-profile conversion that adds new floors to an existing structure. Structural engineers note that adaptive reuse projects can present unique challenges as original buildings are modified to accommodate new loads, altered floor layouts, and updated building systems. The investigation’s findings are likely to inform future office-to-residential conversions as cities continue to rely on adaptive reuse to expand housing supply.
